Overview
Polyaspartic is a type of aliphatic polyurea, a coating chemistry developed for demanding industrial uses and now widely used on garage and commercial floors. Compared with traditional epoxy, it cures much faster, tolerates a wider range of temperatures during installation and, most importantly in Arizona, holds up to ultraviolet light without yellowing or breaking down.
We use polyaspartic in two main ways. Most often, it is the clear topcoat over a polyurea or epoxy base and decorative flake, which is our standard garage system. It can also be used as a complete, pigmented coating system for garages, patios, shops and commercial spaces that need to be back in use quickly.
The fast cure is a big deal for Maricopa homeowners and business owners. Instead of losing your garage for most of a week, a typical polyaspartic floor is walkable the same day and ready for vehicles in about 48 hours. Businesses can often schedule work over a weekend and reopen on Monday.
Benefits
Polyaspartic outperforms standard epoxy in exactly the areas that matter most in the low desert: heat, UV exposure and speed.
Walk on it within hours and park in about two days, so your garage or business is barely out of commission.
Polyaspartic will not amber or chalk in sunlight, so colors and clear coats stay true near open garage doors and on patios.
It handles high surface temperatures and resists hot-tire pickup better than epoxy topcoats.
Excellent resistance to abrasion, scratches, oil, gasoline, brake fluid and many household and pool chemicals.
Low viscosity lets it wet out and grip prepared concrete or base coats effectively.
Clear polyaspartic topcoats give flake and metallic floors a deep, glass-like finish.

Made for Maricopa
Every time a garage door opens in Maricopa, intense sunlight floods the first several feet of floor. On epoxy-only floors, that zone is often the first to yellow and wear. Polyaspartic topcoats are formulated to stay clear and glossy under UV, so the floor near the door looks the same as the floor near the back wall years later.
Polyaspartic also stands up to the heat of tires that have been driving on summer roads. Combined with diamond-ground prep and a flexible base coat, it gives Maricopa homeowners a garage floor that is fast to install and built for the climate.
We also see plenty of older epoxy floors around town that have yellowed near the garage door. In many cases, those floors can be ground down and rebuilt with a polyaspartic topcoat that will keep its clarity far longer in the same sun.
Installation
Polyaspartic cures fast, so the installation is planned carefully and executed by an experienced crew.

We check moisture, temperature, existing coatings and slab condition to select the right primer and product for your floor.

Proper prep is even more critical with fast-cure coatings. We grind the slab to an open profile and repair all cracks and spalls.

A polyurea or epoxy base coat bonds to the concrete. For flake systems, flake is broadcast into the wet base.

After the base cures, we scrape and vacuum thoroughly so the polyaspartic topcoat goes on clean and smooth.

The clear or pigmented polyaspartic is applied in controlled sections. It cures quickly to a hard, glossy, UV-stable finish.

Specs & options
Typical properties of the polyaspartic systems we install. Exact numbers vary by product and conditions.
| Chemistry | Aliphatic polyaspartic polyurea |
|---|---|
| Common use | Clear topcoat or full pigmented system |
| UV stability | Excellent, non-yellowing |
| Walk-on time | Typically a few hours |
| Vehicle traffic | About 24–48 hours |
| Chemical resistance | Oil, fuel, brake fluid, many cleaners |
| Finish | Gloss or satin, optional anti-slip |
The most popular option is our flake garage system with a polyaspartic topcoat. We also install solid-color polyaspartic floors for shops and commercial spaces, clear polyaspartic sealers over stained or bare concrete, and polyaspartic topcoats over metallic epoxy for added UV protection.
Outdoors, polyaspartic works well on covered patios and entries. Sheen can be adjusted from high gloss to satin, and anti-slip aggregates can be added for wet areas and ramps.

Pricing
Polyaspartic materials cost more than standard epoxy, and installing them correctly takes experience because of the short working time. For most Maricopa garages and sunny spaces, the investment pays off in longer life, better appearance and much less downtime.
If your floor is indoors, away from sunlight and not exposed to hot tires, an epoxy topcoat may be enough. We will tell you honestly where polyaspartic makes sense and where it does not.

Care & longevity
Polyaspartic floors are among the easiest to care for. Sweep or dust-mop regularly, especially after windy days, and mop with warm water and a pH-neutral cleaner. A soft deck brush and hose work well for garages and patios.
Avoid acidic and harsh solvent cleaners that can dull the gloss over time. Wipe up spills like battery acid and pool chemicals promptly, and use protective pads under heavy equipment and kickstands.

Polyaspartic vs. epoxy

Epoxy and polyaspartic are often grouped together as "epoxy floors," but they behave very differently. Epoxy is excellent at building thickness and bonding to concrete, which is why we often use it in base coats and metallic floors. Its weaknesses are a slow cure and poor UV stability. In sunlight, epoxy can amber, and over time it can chalk on the surface.
Polyaspartic flips those traits. It cures very quickly and is highly UV stable, so it keeps its color and gloss even in sun-drenched garages and patios. It is also generally more resistant to abrasion and hot tires. The tradeoffs are higher material cost and a short working time, which demands an experienced installer.
That is why many of our Maricopa floors combine the two, or pair polyurea with polyaspartic. The base layer bonds deeply and builds the system, while the polyaspartic topcoat takes the abuse from sun, tires and chemicals. You get the strengths of each without their weaknesses.
When we quote your project, we explain which chemistry goes into each layer and why. If a competing quote calls everything "epoxy," ask what the topcoat actually is. It makes a big difference in Arizona.
For Maricopa businesses that cannot close for long, a full polyaspartic system can be a game changer. Auto detailers, small showrooms and retail suites can often have floors coated after closing and be back in business the next morning or after a weekend.

For topcoats in sunny, hot environments like Maricopa garages and patios, polyaspartic usually performs better because of its UV stability, faster cure and heat resistance. Epoxy is still excellent for base coats and indoor floors away from sunlight.
You can usually walk on it within a few hours and drive on it in about 24 to 48 hours, depending on temperature and the system. We will give you exact guidance for your floor.
Yes. Polyaspartic tolerates a wide range of temperatures, but high heat shortens working time. We schedule installs for cooler parts of the day and adjust products for the conditions.
Some polyaspartic products have a noticeable odor during application that fades as the coating cures. We ventilate the space and recommend keeping the door between the garage and house closed during the install.
Only if the existing coating is well bonded and properly abraded. In most cases we grind away old coatings so the new system bonds directly to sound concrete.
Yes. Polyaspartic can be applied as a pigmented solid-color coating or as a clear sealer over bare, stained or ground concrete. Flake is optional and adds texture and dust-hiding benefits.

Many Maricopa projects combine systems. A flake garage often pairs with a coated patio, and a commercial floor may need warehouse-grade coatings in the back.
